Arlington County Fair Aug. 18-22

Typically, the Fair has provided a limited number of street-parking passes for restricted public parking areas near the fairgrounds.  Residents who have second vehicles registered at Arbors can request information from the management company about obtaining a public parking street pass on a first-come, first-served basis from TJ.  Registered vehicles with Arbors valid permanent parking permits are asked to park in the lots to leave room on the street for their neighbors with second vehicles. Regrettably, no street passes are available for visitors. There are five short-term visitor spots available in the big lot for Arbors visitors only. Residents may not park in visitor spots.

Arlington County and the Arlington Fair Board are providing an opportunity to voice opinions about the location of the annual fair.

Please take the following survey to voice your opinion as to whether the fair should stay at TJ across the street from us or move to Long Bridge Park.

Final Phase:  Buildings 24 and 26 Facade Work

On Friday, July 9 (weather-permitting) CWI will begin the mobilization process for mortar replacement, flashing installation, and lintel repairs on Buildings 24 and 26 (24 East End; 24 South; 26 West Courtyard; 26 West End; and 26 West).  A diagram will be posted in the buildings.

26 West Courtyard (1) and West Elevations (5) work is scheduled to begin Monday, July 12; followed by the 24 East End Elevation (3), and ending with 26 West End (2) and 24 South (4) Elevations.  Note that each stage of the facade project typically takes around 2 months.  Work occurs Monday-Friday excluding holidays and inclement weather.  Please avoid parking too close to the storage container in the large parking lot.


Please keep windows and blinds/curtains closed to avoid dust infiltration and to maintain privacy. Consider taping off interior window openings for extra anti-dust protection.

Back Door and Gas Line Replacements

Building 20's rear building door will be replaced January 22, 2021.  Please use only the front door during this time.

UPDATE:  Washington Gas was able to use another method and will no longer need access to individual units as indicated below.  Management continues to work with Washington Gas re: their responsibility to rectify any resulting damage on the property due to their repairs.

Please refer to the notice that was sent regarding Washington Gas gas main and service line replacements, which should occur on the property over a two-week timeframe.  Construction schedules may be affected by weather and other unforeseen circumstances. Note that Washington Gas is responsible to repair any damage to the property caused by their work, and they will require access to your unit, at some point, to relight your appliance(s). County Survey on Street Parking Permits

Re:  S. Old Glebe Parking

The County is proposing to increase household eligibility, introduce parking options and permits for non residents, and raise permit and pass fees for restricted parking areas.

If S. Old Glebe is designated as a restricted area, annual parking fees could be established along with a limited number of permits allowed for school staff.

Mainline Drain Clean Outs

On Monday, October 12 plumbers will begin cleaning out the main waste lines in our buildings between the hours of 9am-6pm.  The process will take approximately three days in the following order:

Oct. 12:  Bldgs 22 and 20
Oct. 13:  Bldgs 24 and finish 20, if needed
Oct. 14:  Bldgs 26 and 30

Unit owners/residents on only the bottom floors/lowest levels will need to be prepared to provide access to kitchen sinks during the process.  If your bottom-floor unit is vacant, please make necessary arrangements to allow access.

2020 Facade Work

On June 26 CWI will begin staging for mortar replacement, flashing installation, and lintel repairs on the remaining three elevations for Building 30 only (West Rear-8 and Northwest Courtyard-6 Elevations will be first; followed by the Northwest End-7 Elevation at a later date based on completion of the initial two facades). The first swing is scheduled to be mobilized Tuesday, June 30; and the second swing is scheduled for Thursday, July 2 with a start-of-work date of Monday, July 6.  With exception of holidays and weather-permitting, work takes place Monday-Friday. Please avoid parking too close to the storage container in the large parking lot and the portable toilet in the small lot by Building 30.

Please keep windows and blinds closed to avoid dust infiltration and to maintain privacy. Consider taping off window openings for extra anti-dust protection. Note that facade work typically takes 2-3 months. 

Front Door Replacements

UPDATE:

We have been informed by the installers that unfinished front door replacement and repair work will continue on Thursday and Friday, October 1-2 (weather-permitting).

The remaining buildings (20, 22, 26, and 30) front door replacements are scheduled to begin (weather-permitting) Monday, September 21 with an expected completion date of September 24.  Building 24’s front entrance will also have cosmetic work done during this time.

Building 24 front door replacement is rescheduled for Monday, August 17. The schedule for the remaining buildings will follow when available.

Due to unforeseen circumstances, Building 24’s door replacement on June 15 could not take place as scheduled. Please note that we will inform the community about the new installation dates for all buildings as soon as we have more information.

Building 24 front door installation is scheduled for Monday, June 15, during construction hours of 9am-9pm.  Buildings 20, 22, 26 and 30 front doors are targeted to be replaced beginning on June 22 with a TBD completion date. Residents will need to make sure to have working keys to access rear doors. Contact AMV re: procedures and fees for replacement keys, if needed.  Please use ONLY the back stairwell when entering/exiting your building and going to and from the laundry room (and also remember to avoid the mailbox area) while work is taking place.

Entry Doors:

The Board has been working tirelessly to ensure that the replacement front doors for all buildings are high-quality, commercial grade materials and that they meet our community’s standards with attention to aesthetic detail. After considerable back and forth with the vendor, the doors have been ordered. Arrival and installation timing may be dependent on health and safety considerations related to COVID-19 (coronavirus).

March Board Meeting Cancelled:

Due to restrictions on gatherings as a public health precaution to prevent spreading COVID-19, the Arbors Board meeting this month is, unfortunately, cancelled. The Board will continue to work closely with AMV to respond to resident outreach and conduct essential tasks.  Further information re: meeting dates is found under the heading INFORMATION at the very top of this page, or click on arborsofarlington.weebly.com/information/board-meetings.

COVID-19 Information

As of April 3, 2020 the CDC recommends wearing cloth face coverings in public settings where other social distancing measures are difficult to maintain (e.g., grocery stores and pharmacies), especially in areas of significant community-based transmission.  Face coverings should be worn, and, preferably gloves, when exiting your unit to assist in this measure.

COVID-19 UPDATES:

The impact of COVID-19 (coronavirus) on our community and our fellow citizens is top of mind for all of us. We appreciate the measures many of our neighbors are already taking to support one another and to keep yourselves and others healthy. As a precaution to help prevent the spread of germs, the Board has arranged for the custodial company to perform additional cleaning and disinfecting tasks in each building.

To help bolster those efforts, please keep the following health & safety suggestions in mind:

• Wash your hands often with soap and water for at least 20 seconds.
• Avoid touching your face, including eyes, nose, and mouth, with unwashed hands.
• Cover your cough or sneeze with a tissue, or into your elbow rather than your hands.
• Clean and disinfect frequently touched objects and surfaces, such as door knobs, light switches, keys, cell phones, and countertops.

Many of us are practicing social distancing, to the extent that we are able, to help prevent the spread of COVID-19 in the community. Please try to be extra courteous of your neighbors who may be working from home or who have their children at home while schools are closed. This includes being mindful of noise-producing activities, continuing to dispose of appropriate trash and recycling in the designated dumpsters and bins in the parking lots, avoiding/limiting in-unit smoking, and maintaining a more safe distance (minimum 6-10 feet) when entering/exiting and when outdoors with or without pets.

Tree Removal Rescheduled to Thursday, March 19

Update:  Apologies for the unexpected return of the tree company on Sunday morning to remove the stumps.  They were due to return during the business week, but did not give warning of their schedule change.

Please be aware that two leaning pine trees behind 24 and 30 are scheduled to be removed as a safety precaution. They are marked with yellow caution tape.

In the meantime, please avoid the nearby area until after the work is complete and the debris has been removed.

Gas Smell

Update:  Evidence of a gas leak was ultimately found on Glebe Road—not on Arbors property.  The gas company has put in a ticket for repair.

A natural gas smell has been reported to the gas company for the area between 22 and 24 as you exit the courtyard to go down the stairs. Please stay clear of the area and make sure no one smokes anywhere near the vicinity until further notice.


The gas company is sending a technician as soon as possible.

Front Door and Laundry Equipment Installations

Laundry equipment will be replaced in all five buildings on July 17. Please plan accordingly as the laundry rooms will be closed all day.

Front door replacements on all five buildings will occur August 5 and August 6 with a TBD completion date. Residents will need to make sure that they have working keys to access the rear doors while work is taking place. Contact AMV re:  procedures and fees for replacement keys, if needed.  Please note that residents should always have plans in place for ready access to a working key in the event of a power outage.
